Montgomery OKs Sam's Club plans
Village board to review proposed incentive agreement

The Montgomery Village Board has done its part to expedite the construction of a Sam's Club store in the village.

In two separate, unanimous ballots Monday evening, the board approved two special use permits needed by Wal-Mart Stores, Inc., owners of Sam's Club, to construct the store and a gas station.

As planned, the 136,085 square foot warehouse-style store will be located next to the JC Penney store in the Ogden Hill shopping center at U.S. Route 34 and U.S. Route 30.

The gas station will be located on an outlot in the Ogden Hill center, adjoining Route 34.

Construction on the store is expected to begin later this year with the store opening next year.

The store is expected to be a significant source of new sales tax revenue for the village.

Jeff Zoephel, the village's acting village administrator, has estimated the store could generate as much as $500,000 annually in sales tax revenues for the village.

In a related matter, Zoephel said Wal-Mart officials are seeking a sales tax incentive agreement with the village for the store.

Zoephel said he will present the board with a copy of the proposed agreement during their next meeting. The board will, in turn, consider and then cast a final vote on the agreement.



Permit approved for
downtown buildings


In other business, the board approved a request for a special use permit for two adjoining vacant buildings at 109 and 111 North River Street. The property at 109 North River is a vacant commercial building, while the property at 111 North River Street is a small, vacant single family home. Both properties front North River Street and extend east to the west bank of the Fox River.

The prospective buyers of the properties, James Ihssen and Carrie Gallo, plan to use the building at 111 North River Street as their home for up to 10 years, and to lease the commercial building to a business tenant.

Reading from a prepared statement during plan commission meeting earlier his month, Ihssen said of the commercial building, "We are seeking a quality business that would provide a benefit and draw to the downtown area. With such a high traffic location, we feel that we will find a great business to complement the downtown area."

Ihssen told the commission that while residing in the home, he and Gallo would operate a kayak and canoe rental businesses "to be potentially named Montgomery Kayak and Canoe."

In addition, Ihssen said, "We are also beekeepers, and are excited about the possibility of somehow using this location for our honey business, although specific details have not been worked out yet."

Referring to the potential business, Ihssen added, "I envision 'Montgomery Honey Company,' where we educate consumers on the natural health benefits of local honey, and offer local organic honey made specifically in Montgomery."

Ihssen continued, "While living in the property at 109 North Street our plan is to rehab the interior and keep the property in constant tip top shape. We would also respect the downtown character of the area and work diligently to never change or negatively influence that."
