2014 opening for Sam's Club store expected
Project plans on Montgomery Village Board agenda next Monday

If all goes as currently planned, a Sam's Club store should be operating in the Village of Montgomery next year.

A consultant for Wal-Mart Stores, Inc., owners of Sam's Club, told the village plan commission last Thursday evening the firm hopes to start construction on the Sam's Club store "by late summer or early fall" with completion anticipated in 2014.

The plan commission did its part to advance the store's construction by voting unanimously to approve a recommendation in support of the project plans.

The commission also voted unanimously to approve recommendations endorsing plans for the construction of a Sam's Club gas station, which would be built as part of the project.

The village board may cast final votes on the plans as soon as Monday, Feb. 25 at 7 p.m. when they gather for their next meeting at village hall.

As proposed, the 136,085 square foot warehouse-style store would be located next to the JC Penney store in the Ogden Hill shopping center at U.S. Route 34 and U.S. Route 30.

The store is expected to be a significant source of new sales tax revenue for the village.

Last week, Jeff Zoephel, the village's acting village administrator, estimated the store could generate as much as $500,000 annually in sales tax revenues for the village.



Kayak, honey business
proposed for downtown


In other business, the commission endorsed a request for a special use permit for two adjoining vacant buildings at 109 and 111 North River Street. The property at 109 North River is a vacant commercial building, while the property at 111 North River Street is a small, vacant single family home. Both properties front North River Street and extend east to the west bank of the Fox River.

The prospective buyers of the properties, James Ihssen and Carrie Gallo, are seeking village approval to utilize the building at 111 North River Street as their home for up to 10 years, and to lease the commercial building to a business tenant.

Reading from a prepared statement, Ihssen said of the commercial building, "We are seeking a quality business that would provide a benefit and draw to the downtown area. With such a high traffic location, we feel that we will find a great business to complement the downtown area."

Ihssen told the commission that while residing in the home, he and Gallo would operate a kayak and canoe rental businesses "to be potentially named Montgomery Kayak and Canoe."

In addition, Ihssen said, "We are also beekeepers, and are excited about the possibility of somehow using this location for our honey business, although specific details have not been worked out yet."

Referring to the potential business, Ihssen added, "I envision 'Montgomery Honey Company,' where we educate consumers on the natural health benefits of local honey, and offer local organic honey made specifically in Montgomery."

Ihssen continued, "While living in the property at 109 North Street our plan is to rehab the interior and keep the property in constant tip top shape. We would also respect the downtown character of the area and work diligently to never change or negatively influence that."

Char Coulombe-Fiorre, executive director of the Montgomery Economic Development Corporation, told the commission that over the past three and one-half years she has worked with eight different prospective tenants for the two buildings, which are presently banked owned.

Coulombe-Fiorre said she looks at the two vacant buildings daily since her office is located right across the street and encouraged them to support Ihssen's and Gallo's proposal.

"I feel it is a good plan," she said.
